Vinyl needs far less upkeep than wood or aluminum, but a modest maintenance routine will keep those energy-efficient windows operating like new for decades—an important point if you ever transfer LAS’s limited lifetime warranty to a new homeowner. 

Seasonal Maintenance Checklist 

Spring and fall are perfect moments to give windows a quick once-over: 

  1. Clean frames and glass with a mild dish-soap solution; avoid abrasive pads that can dull the PVC finish. 
  2. Inspect caulk lines for UV cracking. The Gulf Coast sun is brutal. Touch up with color-matched QUAD MAX if you notice gaps. 
  3. Flush weep holes using a plastic drinking straw and garden hose set to gentle flow; this prevents water back-ups during torrential downpours. 
  4. Lubricate locks, rollers, and hinges with a silicone-based spray. Never use petroleum oil, which attracts dust. 
  5. Check sash balance tension on double-hung units; if a sash creeps down, call LAS for service. If your windows are still within the labor warranty period, adjustments may be covered.

Service calls for windows are free for workmanship issues within the labor warranty period, and our vans stock factory-original parts for on-the-spot fixes. After the 5-year labor warranty expires, we cover materials under warranty, but service labor is charged at an hourly rate.
